The Laneway Suites Program
In June of 2018, municipalities in and around the Toronto GTA introduced a zoning change that allows for the construction of “Laneway” Housing Units (also referred to as “Laneway Suites”.
This bold, innovative legislation enables homeowners to convert their rear, detached garage (or empty backyard space) into a 1 or 2-story single family residence.
This new approval for Laneway Housing represents an important solution to the lack of housing within the core of the city, and adds a new option for renters who live close to bus and subway lines.

Garden Suites

Starting in February 2022, municipalities in and around the Toronto GTA amended their Official Plan and Zoning By-laws to allow Garden Suites in most residential zones.
A Garden Suite is a type of detached secondary dwelling unit located in the backyard of a primary residence. It is a self-contained living space that is separate from the main house and not situated on a public laneway.
Key Features of Garden Suites:

Detached and Self-Contained: Typically built in the rear yard, garden suites are independent units with their own kitchen, bathroom, and living space.
