This separate service, introduced in 2017, has further strengthened WeRenovate.com’s reputation as a leading One‑Stop Platform for renovation‑related services.

Why We Added Architectural Services to our Platform...

Prior to 2017, most general contractors estimated the cost and time required to obtain drawings and permits, building those assumptions into the contract—before zoning, Building Code, and permit requirements had been fully confirmed, often leaving both the contractor and homeowner exposed to unexpected issues.

This practice began to create a growing risk for both our member‑contractors and clients, as changes to municipal by‑laws, zoning issues, and permit approval delays often caused actual permit requirements to differ from what had originally been assumed—resulting in unexpected costs, project delays, and potential compliance issues after contracts were already in place.

And while Ontario’s BCIN‑Certified Designer Program (see below) had already been established, there was still no clear or efficient way to find and match the right designer to each project—making the process difficult and often unreliable.

When the design isn’t clear, problems start

We knew this situation had to be fixed—for our contractors, our clients, and the reputation we had built from day one.

As renovation activity accelerated across the Toronto region—particularly in older, core neighbourhoods—projects increasingly expanded to include additional living space, new housing units, and the reconstruction of aging structures, contributing to a significant rise in overall project size and complexity.

At the same time, changes to the Ontario Building Code, municipal by‑laws, zoning controls, and stricter enforcement and compliance inspections were placing greater pressure on contractors to complete more detailed upfront planning before construction pricing or contracts are finalized.

To eliminate this uncertainty and risk, we made a clear decision—introducing our own Architectural Design & Permit Services so every permit requirement is fully defined and approved before any construction estimates are prepared.

About our Architectural Services

Small or Large-Scale Projects

Because WeRenovate.com's member-contractors handle such a broad range of projects, our Architectural Services—purchased separately—are structured to fulfill all levels of permit approval, from simple projects to the most complex, ensuring smooth coordination between the best-matched member design specialist and contractor.

Complete Permit Drawings & Permit Application Processing

Full coordination of all permit processing right through final approval on behalf of the property owner.

Structural Modifications (Load‑Bearing / Foundations)

Stamped drawings for load‑bearing walls, beams, columns, and foundation work.

Property Surveys

Many homeowners do not have access to a current survey, even though surveys are often required for permit approval, real‑estate closings, and mortgage financing or refinancing.

If a survey is required for the permit to be issued, we will offer our professional Survey Services to support your permit submission.

Municipal Zoning Reviews & Minor Variance Coordination

Our member BCIN‑Certified Design Specialist will conduct a zoning review on your behalf and, when necessary, prepare and submit a Minor Variance application to the Committee of Adjustment—which holds sole authority to grant zoning relief—before completing the permit approval process.

Committee of Adjustment (CofA) Support

Preparation and management of CofA applications, including personal representation when required.
