General Contracting
Services
What is meant by “General Contracting”?
General Contracting refers to the management of 2 or more unrelated trade services (sub-trades) that are included in the same project. (e.g. Basement Renovations, Additions, Kitchen Renovations, etc.).
To be sure...one of the most frustrating challenges facing a homeowner when selecting a general contractor is the inability to determine the type and level of work that a contractor performs on a regular basis, which usually results in a “wild range” of estimates for the same project.
The Renovation Co-op offers 8 types and levels of general contractors, ranging from licensed contractors who perform smaller projects (mostly) by themselves to those contractors who manage the construction of large-scale, $500,000 - $1 million+ Additions and Custom Homes.
General Contracting
Levels of Service
The Renovation Co-op has developed its own classification system that categorizes its member-contractors into 8 distinct Levels of Service:
Level 1
General Contractors who may be individually-licensed trades themselves, but who prefer small renovation projects requiring multiple skills that last 1-2 weeks. Most of these jobs can be performed as 1-person projects, but often require an occasional helper. (EG. partial Basement Finishing, basic Bathroom retrofits, etc.).
Levels 2-7
General Contractors who perform some of the work themselves and manage other tradespersons (full Basement Renovations, mid-range to designer-level Kitchens, Additions, etc.).
Note: The wide range of types and levels of General Contracting Projects (and how they are individually managed) requires an equally wide range of the type and level of General Contractors.
Level 8
General Contractors who
oversee two or more teams of contractors to perform larger, full-scale projects such as major Additions & Custom Homes costing $500,000 and up.
