The Renovation Co-op Pricing System is designed to offer the following:

* Detailed Estimates:

Regardless of the size and scope of the work involved, our unique estimating system provides each client with a significant amount of detail about the renovations to be performed, along with a simplified clarification of any complex issues pertaining to an estimate.

* Multiple Layers of Discounting:

Standard Retail Price


The Standard Retail Price is the full, non-discounted price, with no consideration given to current renovation market conditions. However, this price is "locked-in" and guaranteed for up to 6 months. 

The
Standard Retail Price is what is normally paid by clients who are either purchasing a new home or re-financing their existing home, and where the final mortgage closing may be months away.

By purchasing the work long in advance at the
Standard Retail Price (which avoids potential cost increases down the road), the client is guaranteed that the renovations will be started immediately upon the closing.

Best Co-op Price



The Best Co-op Price is based upon more immediate market conditions. All specifications pertaining to the project are sent only to those Co-op members who regularly perform the same type of renovations and at the level the job specifically calls for. 

The contractor-member who ultimately performs the work agrees not to exceed the Best Co-op Price (unless changes are later requested by the client). This is the Co-op's method of keeping prices under control. 

Contractor Subsidy Fund Discount



Subsidy Fund Discount-In order to offer discounts to clients without affecting the quality of workmanship, the Co-op sets aside a  percentage of all monthly revenues (web-based renovation management system fees, membership fees. etc.) and places it within a segregated, Contractor Subsidy Fund

When a discount is offered as part of an estimate, the client pays the discounted price to the contractor, but the contractor is then reimbursed for that discount from the Contractor Subsidy Fund. 

This enables the contractor to maintain quality of workmanship and materials without having to cut corners in order to accommodate a client's low budget. The Co-op "subsidizes" the discounted amount.

NOTE:
All approved subsidy funds are automatically segregated and placed on hold in order to guarantee full payment of the discounted amount to the contractor. To ensure the full usage of available subsidy monies each month, a standard 5-day subsidy
withdrawal date is included in the estimate, pending signature of contract and deposit, which prevents the funds from being tied up for extensive periods.

 

* Client Bid System:


If you are not in a rush to get the renovations done, but you still prefer to have the work performed through The Renovation Co-op, you may submit your own ":bid price" for the work.
