Just as the renovation needs of today's homeowners have become more and more complex, so have their borrowing needs.

The Canadian Renovation Funding Program
has been specifically designed to help clients choose the most effective type of financing for their renovations, and to help place them in a position (when needed) to qualify for the lowest possible interest rates by referring the client to a participating lending specialist who is best suited to the individual's personal situation.

With over 100 lending institutions and private mortgage investors to choose from, today's mortgage brokers are more specialized and tend to stick mainly to a smaller group of lenders.

As creating and maintaining good relationships with lenders and their internal underwriters is so important and can only be accomplished by keeping the number of lenders to a minimum, most brokers concentrate on a specific type of credit and client.

And while all licensed mortgage brokers have access to just about every of type registered lender, it is not practical to try and "dance at every wedding."

For this reason, most brokers gain individual expertise in specific types of credit circumstances, such as those with AAA+ credit, or those with extremely poor credit, business-for-self, recent bankruptcies, self-declared income, new immigrants, etc.

Our success rate reflects the individual skills of each participating mortgage specialist, along with other financial professionals in areas throughout southern Ontario and across Canada, many of whom are employed by some of Canada's largest institutions.

In August, 2007, a trial Discount Subsidy Program was launched, establishing a special fund initially supported by manufacturers, distributors and retailers. The program is jointly managed through Aston Whitehall and The Canadian Renovation Funding Program.

Discretionary amounts are drawn from this fund and used to credit member-contractors when "quick-sale" cash discounts are offered by the Co-op. 

The contractor is credited with the difference between the Best Co-op Price (see about our pricing) and the client's discounted price.

This helps to maintain a high standard of quality throughout our organization.

Cash Discount amounts can range from $500 to $8,000+

Program Announced


August 20, 2007-The Aston Whitehall Co-op has 
announced the launch of its Discount Subsidy Program.

The program supports its member contractors through the crediting of matching funds equal to all discounts offered to homeowners. The monies come from manufacturers, suppliers, distributors and portions of other revenues collected by the Co-op...

Discount Subsidy Program- ...continued

"This is neither a government grant nor a loan program. It has instead become one of the most creative things our organization has ever done to cut costs to our clients while maintaining our high standard of workmanship and materials," a spokesman for the Aston Whitehall Co-op said.

Instead of our member-contractors having to constantly lower their own prices directly (which always leads to poor servicing and cheaper materials), the Co-op credits each contractor with funds equal to the client's discounted amount.

As the Co-op is a partnership between all of its member-contractors and services, the Discount Subsidy Program acts as a significant benefit to its entire membership.

As an example:

The Best Co-op Price (see Pricing ) is $20,000.
The Co-op offers the client a $3,000 discount
The contract price becomes $17,000.
The contractor is credited with $3,000 upon completion through the 
Discount Subsidy Fund.

Net Result: The client pays the discounted contract price and the contractor 
is later compensated for the discounted amount.

Where the Money Comes From:

Manufacturers and Suppliers:

"As an alternative to the normal discounts offered by manufacturers and distributors to our contractor/dealers and sub-trades, we convinced several supplier groups to support a managed Contractor Subsidy Fund.

The net result is that the monies these distributors and manufacturers would normally pay out in discounts to our contractors is simply re-directed to a centralized "pool" and is applied as cash incentives to clients on a discretionary basis, thus costing absolutely nothing for the suppliers."

Co-op Revenues:

Other revenues that support the fund include monthly fees collected by the Co-op, such as usage fees for our proprietary Renovation Management Systems along with revenues collected from individual services that pay for exclusive areas in our new Direct Access section (see main website)

"Each amount that is credited towards a particular renovation job takes into consideration the type, size and location, along with local and regional booking schedules of the Renovation Co-op-Partners as well as other factors.

Although we're constantly reminded by the media how consumer debt throughout Canada has reached an all-time high, the major problem is not necessarily the amount you owe, but rather the manner in which your debts are distributed.

For example, one individual can owe $20,000 to a single creditor, where the monthly payment may be $500 per month (depending upon the interest rate charged.) while someone else can owe that same $20,000, but the amount may be spread out over 6 or7 high-interest credit cards and loans with payments totaling over $1200 per month.

This type of imbalance in your debt distribution can leave you "gasping for air" each month trying to keep up the payments.

As well, most people in this situation tend to be unable to afford more than the minimum payments each month. If this means your having to clean up your credit first, then we'll help you get there quickly. Through credit repair, you will be able to better qualify for conventional renovation financing or a renovation-related mortgage, regardless of whether you want the work done now or at some point in the future.

With over 100 participating lenders to choose from, a participating specialist will attempt to arrange one loan in which you can consolidate your debts and simultaneously finance your repairs or renovations (if applicable)

As with any professional industry, most individual mortgage brokers and agents remain focused on one or two aspects of their business, such as mortgages for new purchases through realtors, commercial mortgage financing, etc

As personal credit repair and rehabilitation tends to be a long-term process requiring patience and continual contact with the client, we have carefully hand-picked the more experienced brokers who specialize in reviving a client's credit score, which will eventually help the client in qualifying for conventional renovation- related loans and/or mortgages.
