about the lending

About the Lending...

In addition to unsecured renovation loans, the program provides each client with a direct referral to one of several program-approved, licensed mortgage brokers and other financial specialists who offer a multitude of equity-based financial solutions.
(
please read disclaimer statement)

These specialists provide access to over 100 public and private Lending Institutions that offer lending at all levels of credit history.

These include Major Banks, Insurance Companies, Trust Companies as well several Institutional and Private Mortgage Lenders.

Collectively, through such referrals to these mortgage professionals, there are literally hundreds of individual mortgage products available to our clients ranging from loans for clients with AAA+ credit to those with the worst possible credit history.

With this number and range of referred mortgage specialists,  almost all of our clients are approved.

If your credit is in good shape, you'll benefit from the lowest possible rates in the country.

If your credit is in rough shape, our referred specialists will find you the money and help you rehabilitate your credit, putting you in a better financial position for the future.

Does Aston Whitehall Renovations
Have to Perform the Work?

Not Necessarily.

The Renovation Funding Program relies upon Aston Whitehall to not only perform some of the work through its own "In-House" services, but to oversee the screening and selection of qualified professional companies.

There are several reasons why Aston Whitehall Renovations may not wind up performing the work:

1. The client's home may not be located in an area where there is an approved "in-house" Aston Whitehall Contractor/Dealer.

2. The client has their own contractor and just requires financing.

3. Aston Whitehall may not be able to perform some types of work economically through its in-house contracting service.

4. We may be too busy at the time with other work to start your job within a reasonable time frame.

Note:

Guaranteed Start-to-Finish of all existing jobs in progress is always maintained, whether the job is performed "in-house" or if the job is referred to a participating, independent contractor or sub-trade.

With this in mind, the Renovation Funding Program has created a built-in flexibility that enables the client to have direct access to monies targeted
for renovations.

Please note that there are some types of loans through the Program where only an Approved Aston Whitehall Contractor/Dealer can perform the work. Call for details.

Note: You may also be required to sign a waiver holding Aston Whitehall safe and harmless from any liability relating to work performed by contractors who are not Approved Aston Whitehall Contractor/Dealers.

Please call 416-367-8370 for details or e-mail us at:

lending rate

What is the
Lending Rate?

The rate you pay will depend upon several factors:
1. Your Credit History
2. The Type of Lending Required
3. Other financing that may or may not be offered that is not renovation-related

A re-financed 1st Mortgage that consolidates the existing mortgage with an add-on amount targeted for renovations will have the lowest rate.

By registering into the program, we'll refer you to a program-approved licensed mortgage professional who will give you the lowest rate possible based upon your credit and debt status.

"Spot" Mortgage Rates

Throughout the year, several lending institutions offer unpublicized, limited "bundles" of lower-rate mortgage money for short periods of time.

For example, one "bundle" might contain a total of $2.5 million for a rate that could be 1/4 of a point lower than any other discounted rates for a one or two-day period.

This unpublicized "Spot Mortgage Money" gets dried up quickly. In fact it takes only 10-15 individual mortgages to use up such an amount

These offerings are often dictated by the lenders' current state of Risk Management, as well as the fluctuating size of its overall Loan Portfolio.

Our program-approved mortgage specialists have quick access to this and other mortgage rate information.

bad credit

What if I have a
Poor Credit History?

The Renovation Funding Program can still work for you, even if your credit is in bad shape.

With the amount of Lending Institutions involved, the Program is one of the best avenues you will have in obtaining a referral to a qualified mortgage consultant that specializes in the rehabilitation of your credit.

There is no minimum purchase required in order to access The Renovation Funding Program and have access to such  professionals. This enables many of our registered clients to rehabilitate their credit first and purchase renovations at some later date (if required)

Credit Rehabilitation
has become one of the most important aspects of the program.

The first step and the fastest way to start the process is to register on-line by clicking Here
