Renovation Funding Program

The Canadian Renovation Funding Program was originally created in 1997 to provide an affordable means of purchasing home repairs and renovations, regardless of a homeowner's credit status.

The program represents the combined skills of dozens of experienced licensed mortgage brokers and other financial specialists, many of whom are directly employed by some of Canada's largest financial and mortgage institutions. *see disclaimer

Each has been chosen for his or her own individual skills and experience, ranging from mortgage underwriting and debt restructuring to credit rehabilitation and new loan product development.

These highly-trained specialists work almost exclusively with our clients and play an important role in our development across the country.

As our organization attracts more and more homeowners who have different levels of income and credit (full-time employees, self-employed, part-time workers, hard-to-prove-income, recent bankruptcies, new immigrants, bad credit history, etc), we have selected only those individual specialists whom we feel will best fulfill the needs of a properly matched client.

Many homeowners throughout the country have registered into the program simply to access the same mortgage brokers and financial specialists who work with those clients that also purchase their renovations through the Aston Whitehall Renovation Co-op.

In fact, many clients need to repair their credit prior to qualifying for funds required for their renovations.

Many lending underwriters who are familiar with Aston Whitehall often view the purchase of renovations through its Co-op as a positive move on the part of the homeowner, due to the level of professional services involved.

In addition, by registering into the Canadian Renovation Funding Program, each client is also given access to other renovation-related programs, such as the Discount Subsidy Fund, which offers manufacturer and distributor-supported credits towards renovations.

While we can't make any guarantees that our participating specialists can help you, their success rate in dealing with our registered clients (even those with the worst possible credit) has been extremely high.

Our role is designed to get you to the right individual who can best help you with your own unique situation.

Once we get you registered into the program and personally speak to you about your circumstances, we will immediately refer you to a specialist who will work with you directly and start helping to repair your credit.

These professionals take a more "personalized" approach by interviewing you confidentially and gaining as much information about your personal situational as possible in order to quickly identify the right lender who will say "yes."

This is done so without embarrassment on the part of the homeowner, and without the intimidation tactics that many banks and other lenders sometimes use with their own clients.

As the program is mainly supported by the renovation industry, our role is to help ensure that all registered clients (whether they intend on purchasing renovations immediately or in the future) be in a qualified position to finance those renovations through the most effective and lowest-cost financing available.

Our range of lenders is as diverse as the clients who register into the program, ranging from Chartered Banks, Insurance Companies, small-to-mid-sized Trust Companies along with individual, private mortgage lenders.


With access to over 100 different lending resources across Canada, our participating mortgage professionals will find the most suitable "match-up" for for our clients.

As each of them has expertise in a specific area of lending, our program is designed to send you to the best one suited for your own personal situation.

Most mortgage brokers in Canada try to suggest that they have expertise in mortgage financing for all types of credit.

Practically speaking, this is not the case. The industry has become much too specialized for any one broker to be good at everything.

Even the most experienced brokers are limited to the relationships that they have developed with 2 or 3 main lending resources and outs

The truth of the matter is that, almost all mortgage brokers have 
If your credit is in good shape
, they will not only find the best rates available but also find a loan product with the most beneficial terms and conditions that suit the client, not the lender.

If your credit is in rough shape and requires some repair, the assigned mortgage specialist will find the lowest rate and easiest conditions relative to  the credit history and level.

Keep in mind that credit repair can be a short-term process.

Until recently, the Canadian mortgage industry was totally dominated by the 5 major Canadian banks. And an individual's credit was defined as being either "good" or "bad." 

There were a few trust companies that would deal with those clients having less-than-good credit, but this was a limited alternative to the handful of mortgage brokers that were in existence at that time.

Many of these "old school" brokers (but not all of them) had developed a somewhat darkened public image, in that many of their clients at the time were treated with a lack of respect, along with intimidation and everything else that accompanies a lack of choice.

In those early days, most  independent mortgage brokers did not have access to most institutional mortgage products (such as banks), and were limited to offering mostly private loans at high interest rates.

Today, there is no such thing as "black and white" credit.

Since 2001, dozens and dozens of new mortgage lenders have entered the Canadian marketplace to offer loans to those with "in-between" levels of credit, with competitive rates throughout each level.

This has literally created 100's of individual loan products to choose from. 

In addition: as a result of the latest housing boom started in 2002, there are now over 120 new mortgage broker/agents (in Ontario alone) entering the industry each month.

With so many mortgage products to choose from, the industry has become totally specialized as well.

Many of the newer brokers and agents tend to focus on mortgages for 1st-time buyers or existing homeowners who are upgrading to a newer home.

However, mortgage refinancing, debt consolidation and credit rehabilitation requires a much higher degree of skill and experience on the part of the mortgage broker.

Much of the skill required by these specialists depends on their ability to patiently gain a balanced overview of the client's past and current financial situation, with serious attention paid to the long-term goals of the client.

It is for this reason that we are so selective in how we choose those mortgage brokers and agents who will work with our clients.
